Residence Hall Contracts
We look forward to your return to Bradley University and residential living! Residence hall move in for returning students will begin Sunday, Aug. 23. You’ll receive more detailed information in August.
To reduce the density of our residence hall population, we will release returning students from the residence halls and allow them to move into a limited number of St. James apartments. Those moving to St. James will be on a nine-month contract and required to have a St. James meal plan. Information related to moving to St. James is at the end of this email.
The residence halls will have double occupancy across campus. There will be a limited number of additional single rooms made available in addition to the Singles Complex on the following priority basis:
- Medical – students with documented medical concerns will receive a single room at no-additional expense. Documentation must be submitted to the Housing Office (housing@bradley.edu) by Friday, July 17 and final approval will come in consultation with Bradley University Health Services
- Request – students may request a single room and will pay the single room rate for the semester. These requests must be made to housing@bradley.edu by Friday, July 17.
As you have read, Bradley is moving to an online learning environment after Thanksgiving. The residence halls will close at 1 p.m. Sunday, Nov. 22, and we will ask students to return to their permanent residences. At this time, we intend to re-open the residence halls for the spring 2021 semester Sunday, Jan. 17. You will not be required to move completely out of your residence hall room at the end of the fall semester with this plan.
Associated housing and meal plan costs will be adjusted to reflect the shortened residential time frame. Adjustments will automatically appear on your university bill.
If you are taking classes online only during the fall semester, we will release you from your housing contract. You must follow the university process to request to take classes fully online. If approved, your housing contract release will happen automatically and you will receive confirmation from the Housing Office along with any other pertinent details.
If Bradley University must move to a completely online environment during the fall semester, students will be asked to leave the residence halls as we did during the Spring 2020 semester. In this instance, adjustments for housing and meal plans will be made accordingly.
All other housing operations, including Main Street Commons, individual rental properties, fraternities and sororities are operated by outside agencies. All questions regarding the operations of these properties should be directed to the appropriate landlord.
There are many more decisions coming, including more detailed move-in information, cleaning protocols, physical distancing guidelines and other COVID-19 considerations. These steps will be designed to keep the students safe and recognize the part we all play in doing so. We will communicate with you when these decisions are made so please continue to check your email on a regular basis.

St. James Leasing Information
Bradley University is offering any returning student the opportunity to fill openings in the St. James Complex and to be released from your residence hall contract at no penalty. The St. James lease will be for nine months, starting Aug. 22 and ending May 16, 2021. The contracted amount is $4,000 with several flexible payment options. This amount includes an adjustment for the December rent while classes are online. If you need to stay in your apartment during December, additional fees will be charged.
During this application process, St James Apartments is currently ONLY accepting groups of FOUR and groups of TWO. Placement will be in four-bedroom / two-bathroom apartments. That means those coming in pairs will be paired up with another pair to fill the apartment. At this time, St. James will not accept groups of three or single requests.
Apartments will be leased on a first come, first served basis starting Wednesday, July 1, and will be ongoing until they sell out. As an added bonus: if you sign your apartment lease before Friday, July 17, St. James will waive all leasing fees and deposits. When signing a lease with St. James, your residence hall contract will cancel automatically and your deposit will return to you later in the fall.
Those moving to St. James will be required to have a new St. James meal plan for the fall and spring semester. Meal plan details are attached.
In order to move to St. James, a student must meet the following requirements (no exceptions will be made):
- a minimum 2.5 cumulative GPA

We will ask students to leave St. James and return to their permanent residences by Sunday, Nov. 22. At this time, it’s our intention to re-open St. James apartments Jan. 1. With this plan, it won’t be necessary for those of you with leases for the year to move completely out of your apartment at the end of the fall semester.
Your St. James rent payments will be adjusted to reflect the online learning environment, which is the amount of your rent payment for December. To receive the adjustment, the Off-Campus Properties Office will send out a simple application process for you to complete in October. If you need to stay in your apartment during December, rent will be charged.
For those who are going to take classes solely online for the fall semester, we will release you from your St. James contract. This will happen automatically through the process created by the university to handle these requests. Once approved, you’ll receive confirmation from Off-Campus Properties along with any other pertinent details.
If Bradley University must move to a completely online environment during the fall semester, we will ask students to leave St. James as we did during the Spring 2020 semester. In this instance, adjustment for rent and meal plan will be made according to the decision date.
