2025-2026 Leasing

Dates coming soon!

Lease Forms

Most of the required documents for the 2025-2026 Lease Year are available below. To receive a complete lease packet, you are welcome to stop by our office or request one via email. All leasing documents are required to be submitted at the same time, along with the Administrative Fee.

Note: A $250 non-refundable Administration Fee is due with the New Resident Information Form, Lease Agreement and Community Policies. Cashiers check, personal check, or money order accepted. No cash or credit cards accepted.

Office Hours

Monday – Friday from 9a.m. – 5p.m.

Saturday from 1 – 3p.m.

Our dedicated Maintenance Team is available Monday through Friday during office hours to assist our residents with work orders and other needs. Please call the office at (309) 677-2100 to submit a work order. In general, work orders can take 1-3 business days to complete, though during busier times of the year (like move-out and move-in weeks) the response time can be a bit longer. However, our staff does a great job of communicating with our residents if there is a delay and what the outcome of their work order is.

Our office and maintenance staff also assists our residents after-hours and on the weekends when our office is closed or outside of our general office hours. This is specifically for emergencies and immediate issues that need attention. For example, no heat during the winter, AC issues during the summer, water leak, or no hot water, just to name a few.

For immediate attention, please call

Office Phone (Mon-Fri, 8 a.m.-5 p.m.): (309) 677-2100

After Hours & Weekends (emergencies only): (309) 279-6858

Do you have a place for me if I don’t have a roommate?

St James Apartments offers 1, 2, 3, and 4 bedroom apartments. We do require that you have roommates designated when leasing. For example, for us to save your space for a 2-bedroom apartment, you and your roommate will need to submit the required documents and fees where applicable. If you do not have roommates and you do not wish to lease a single apartment, fill out the Roommate Request Form and we’ll connect you with other roommate seeking students.

We can not hold or save a spot for you until the required leasing steps have been taken.

Do the suites come furnished?

Yes! St James Apartments are all semi-furnished so you can save time and expense it takes to acquire and move your own furniture. Apartments are provided with major kitchen appliances, including a microwave, living room furniture, and each bedroom contains a full-size bed, dresser, and closet area.

How long are your contracts?

Our contracts typically run 12 months in length, starting in June and ending in May. For those who may only need to be here either the Fall or Spring Semester, we do offer shorter length leases: 7 months runs from June to December, while the 5 months lease runs from January to May.

Do you have washers and dryers on site?

Yes! Every St. James Apartment Building has a laundry facility on the lower level in each building.

How much does it cost to live at St. James Apartments?

St. James Apartments rental rates vary by year, term and apartment style. For your convenience, we do offer on-line payment, included utilities, and each apartment is priced per person/per bed. Here at St James Apartments, you are only responsible for your lease, and only your lease. That means if your roommate doesn’t pay, you won’t be asked to cover their lease agreement. This is not necessarily the case with many other housing and apartment rental agreements.

How do I reserve my space at St. James Apartment?

St. James Apartments leases up rather quickly as our demand is high. We start offering apartments starting at the beginning of Spring Semester (end of January/first part of February) of each year for the following school year. Simply fill out the forms and submit with your non-refundable Administrative Fee for consideration.

Frequently Asked Housing Questions

All residence halls have two high-speed network connections available per room. When you arrive on campus, set-up your computer and attach it to the ethernet outlet. Then, click on your web browser and you will immediately follow the directions to register your computer with the university. There is no additional charge for internet use in the residence halls.

If you are purchasing a futon, you will want to be sure to check-out the room dimensions to be sure the futon will fit in the room. Not all futon sizes will fit in all the rooms.

Each residence hall is equipped with both washers and dryers. Report machine malfunctions to the company directly by using the provided signage in the laundry rooms.

There are housekeepers provided in each hall who clean the common areas of each building such as hallways, bathrooms, lobbies and lounges. They do not clean individual student rooms. Keep in mind, however, the cleanliness of the hall and building is as much your responsibility as it is the housekeepers.

Each residence hall room has a mailbox with the room number in the lobby of the building. Your room key will open your own mailbox. All incoming mail is distributed to the boxes Monday- Saturday. If you receive a package, you will get a package notification email asking you to pick it up at the residence hall office.

All packages are kept in a locked office closet. When you have mail sent to you, please do not include “Bradley University” in the address because it will delay delivery to your specific residence hall. Mail should be addressed and include: Your name, building, street address, room number, Peoria, IL 61606. Be sure to include your room number on all mail being sent to you.

We have upgraded the safety of our buildings by installing swipe-card access to the entrances, hallways, elevators, stairwells, and in some cases the room doors. Your student ID acts as the key for all of these swipe-card access points. Heitz is the only residence hall that has a swipe-card access in order to enter your room, while in every other residence hall your actual room key is needed for your room. You will be issued a room key when you check into your Residence Hall. Your key will open your room, and your mailbox. Please keep in mind that if you lose your key, it will require a lock change for which you will be charged. Also, if you are ever locked out of your room, your RA can let you in to your room for a small fee ($1). If you lose or break your ID, you can get a replacement ID at the Quick Card Office located in Swords Hall for an additional fee.

You are welcome to bring refrigerators for your room as long as it doesn’t exceed 4.2 cubic feet capacity. This limits the unit size to approximately 36 inches in height.

The Residence Hall Association has teamed up with Campus Fridges Etc. in order to make it easy to purchase a refrigerator and microwave as easy as possible. Simply place an order at CampusFridges.com and the refrigerator will be in your room when you arrive on campus. When you are ready to leave campus, just leave it in your room.

Each residence hall has vending machines with a wide variety of snack items. Any vending problems should be reported to the residence hall office.
